Why Dubai Has a Pigeon Problem
Dubai's high-rise density, year-round warm weather and open balcony architecture create ideal nesting conditions for feral pigeons. A single pair produces up to 12 offspring per year. Once pigeons establish a nesting site — a balcony ledge, AC unit, roof void or building parapet — they will return every season unless physically excluded.
Pigeon droppings are more than a nuisance. Dried droppings carry Cryptococcus neoformans (a fungal pathogen), Histoplasma and E. coli. In buildings, they block drains, corrode metal and damage waterproofing membranes. For restaurants and food businesses, pigeons near kitchen exhaust vents or outdoor dining areas are a DM inspection risk.
The Ayaad Bird Control Process
Every job starts with a free site inspection. Our technician photographs every landing and nesting point, assesses entry gaps and designs a deterrent layout specific to your property. This takes 15–20 minutes and is done before any quote is raised.
Step 1 — Clear & sanitise. Existing nests, eggs and droppings are removed and the area treated with a WHO-approved disinfectant. For AC units and enclosed spaces, we use electrostatic spray to reach all surfaces.
Step 2 — Install deterrents. Spikes are fixed to ledges, railings and sills using UV-stable silicone sealant rated for UAE temperatures. Netting is tensioned across balcony openings using galvanised wire anchor points — no drilling into tiles or glass required in most cases.
Step 3 — Verify. We test all anchor points by load, photograph the completed installation and issue a 12-month warranty certificate.

The standard for ledges, window sills, railings and AC units. 304-grade steel, UV-stable polycarbonate base. 15-year lifespan. Most effective where pigeons land but don't nest inside a space.
Bird Netting
Closes off balcony openings, plant terraces, rooftop voids and building gaps. UV-stabilised polyethylene mesh, 50mm aperture. Prevents pigeons from entering and nesting. 7–10 year lifespan.
Wire Deterrent Systems
Tensioned stainless-steel wire on posts creates an unstable surface that pigeons cannot grip. Preferred for heritage facades, decorative ledges and surfaces where spikes would be unsightly.
AC Unit Guards
Wire mesh guards fitted around outdoor AC units prevent nesting in the gap between unit and wall. Combined with spikes on surrounding ledges. Includes droppings removal and disinfection.
Anti-Roosting Gel
Transparent polybutylene gel applied to surfaces. Creates a sticky, unstable surface pigeons dislike. Best for small irregular surfaces and supplementing spike/netting systems. Reapplication every 12 months in UAE climate.
Droppings Clearance & Disinfection
Safe removal of accumulated pigeon droppings, nests and debris. Surfaces treated with WHO-approved disinfectant to eliminate Cryptococcus and E. coli. Essential before any deterrent installation.

The most effective pigeon deterrent for a Dubai apartment balcony is a combination approach: stainless-steel spikes along ledges and railings where pigeons land, plus bird netting across the balcony opening to prevent entry. Spikes alone work on small ledges but won't stop pigeons from flying in and nesting if the balcony has a gap. For balconies with AC units or plant troughs where pigeons nest, netting is essential. Gel-based repellents can supplement but degrade in Dubai's heat and require reapplication every 6–12 months.
